UNDERSTANDING OUR PROCESS

 

Clients can expect creative thinking, detailed planning and exceptional project management from Benchmark Superior Homes, Inc. Whether a new custom home build or a renovation project, the client knows when the project starts, what it will look like and how much it will cost with all budget allowances up front.  The expectation of how long it will take is also discussed and agreed upon before the project begins. 

 

1.       Initial Meeting for New Construction and Remodeling Projects

 

At the first home appointment, the client’s overall needs and wants are discussed.  We listen and evaluate the existing area and discuss how to incorporate the new design and space.  We review our planning and building process and how it is structured to ensure the projects’ success.  Additionally, we discuss the overall project budget and allowances in attempt to design within the budget.

 

2.      Design, Budget Process and Plan Selections

 

To begin the design and budgeting process for a new construction custom home, a house plan is selected and any changes are discussed.  The allowances are determined and the project cost reviewed.  To begin the design and budgeting process for an addition, repair or basement finish, the existing structure is measured and property conditions are reviewed.  When necessary, our architect & designer, subcontractors and material suppliers are consulted to determine the project budget.  The next meeting with new construction or additions, repairs or basement finishes will determine the time-frame, allowances and cost of the project.  With a new construction home project, a purchase and sales contract is signed with a non-refundable construction deposit to be applied towards the purchase price at the time of closing. A financing approval letter issued by the lender will be attached to the contract file at the time of signing. With any addition, repair or basement finish, a construction agreement is presented for review and signed with 1/3 of the total project cost paid prior to beginning the project.  After 50% of the work has been completed, a second 1/3 of the total project cost is paid and upon completion of the project, the remaining 1/3 balance shall be paid. 

 

3.      Project Initialization

 

With the plans, permits and materials selections made, the project begins.  Bret and his agent, Paula Wilcox, will meet the client on the job site, review the entire scope of work, walk the project and discuss any questions the client may have.  At this time specific items are discussed, such as where material selections are made and when they should be made.

  

4.       Project Supervision

 

Bret Wilcox provides a time frame and is always available to discuss the overall project.   Clients may also contact him any time with questions.  The owner works on a daily basis with the team of contractors and performs regular site visits as necessary.  Our goal is to have work completed in a timely fashion in order to move the project along to completion, ensuring that we deliver on time.

 

 5.       Project Review and Completion

 

Prior to completion, the client and Bret Wilcox walk the project and record any items or details that need to be perfected to ensure 100% project satisfaction. Changes in scope of work are reviewed as they occur with appropriate work orders or amendments for approval of such revisions or changes.  For new construction, the closing will take place and all warranty information discussed.  With additions, repairs and basement finishes, the client will sign the construction agreement and the final payment is due the day the project is finished.
